Watch out world!  The Real Estate RoundTable internet radio show is joining the JCKC Network on BlogTalkRadio!

Last Friday, Ryan Shaugnessy and I started our new show, Real Estate RoundTable, on BlogTalkRadio.  Flush with endorphins after finally getting the show started, we were taken to another level of excitement by being asked to join the JCKC Network on BTR after our first effort!

It is no secret:  I enjoy blogging - but how to blog better, more effectively for my readers and Google Rankings?  Check out these guys...Jason Crouch & Jeremy Blanton.

While many people know them from ActiveRain, they have formed a company, 210 Consulting, to teach what they've learned about social media to anyone interested in taking their blogging to the next level.

On Monday, I attended their first webinar, "How To Chug Google Juice & Get 15 Years of Fame" and not surprisingly, was very glad I did!  What I like about their approach is that they teach in a very user-friendly manner, engaging with the attendees and answering questions without making me feel like a pupil in 3rd grade.

In the future, I hope to attend more of their seminars, perhaps even hiring 210 Consulting for some 1-on-1 coaching.  Often, money spent on paid "training" sessions is little more than finding yourself in the middle of an infomercial that leaves the attendees feeling ripped off while the instructor gives endless "now or never" plugs for spending more money on their "secrets" - not so with Jason or Jeremy.

You get what you came for, the price is right - and you leave with a head full of good info, ready to learn more.

Thanks 210 Consulting - you guys are doing this right.  I wish you much success & look forward to learning many new things from you.

Transparency in Real Estate/Mortgages - Interview your Realtor or Loan Officer - (Part 2 of 2)

Below is Part 2 of a two-part series that Jeff Belonger has written for consumers concerning transparency in real estate & mortgage practices.  He is an acknowledged authority on the industry and an advocate for consumers & the industry as a whole.

Take the TIME to do your own INTERVIEW….

 

 

What is an interview? Wikipedia defines interview as a conversation between two or more people (the interviewer and the interviewee) where questions are asked by the interviewer to obtain information from the interviewee.

When you are shopping for a mortgage or for a realtor to help you sell your house or to help you buy a house, those that you talk to, should be interviewing you. Why should they be interviewing you? To get a feel for you, to understand your needs, and to get a feel for what your goals are now and in the near future. I have written about this several times, what a loan officer should be asking their potential client. Jeff Belonger's Interview process as a loan officer.

So as a consumer, when shopping for someones services to help you with your mortgage or home buying/selling process from a realtor, what things should you consider?

First off, take this process seriously and just don't go with someone that typically uses the words : I guarantee you, I promise you, I am the best, etc, etc -

Secondly, take the time to interview these individuals. There are several ways at your fingertips. What you should be looking for is transparency in the individual and their services. I talked about this in : What is transparency all about? -

So what are the ways that you can conduct your own interview? It can be simple and not take much time at all. Here are some options (keeping in mind that more of these options are when researching your loan officer) :

  • You can do a search online by using Google.com and Bing.com. Just type in the person's name and also do a search on their company. You might be surprised at what you find out.
  • BBB - Better Business Bureau - Find out about the company that individual works for. Keep in mind that not everyone is always happy and likes to complain, so some complaints might be fluff per se.
  • The National Mortgage Licensing System & Registry (NMLS) will be a great place to not only find out if that loan officer is licensed, but their credentials, and some history about that person. Here is the website : The National Mortgage Licensing System & Registry - This site is currently being used by 38 states and will be mandatory for everyone by the end of January.There will be a separate link just for this new site and for these searches. Keep in mind that this is a good form of transparency, but not 100%. It should be a solid tool though.
  • State and local agencies - Each state has their own web site for loan officers, mortgage companies, and realtors. There are different ways to search through these sites, but not every state has the same requirements.
  • FHA Approved Lenders - HUD Lender Locator - This tool allows you to see what lenders are actually FHA approved.

 

 

 

Summary : The bottom line is that you should become pro-active in your searches, when searching for that true professional. Even if someone gives you a referral, just don't take their word for you. I have seen referrals backfire for several reasons. And don't just take in account someones years of experience. I approved a loan 2 years ago with 15 years of experience at the time, after a loan officer had denied the loan 30 days later, who had 30 years of experience. Questions do matter, and not just name, rank, and serial number. Get to know who you are dealing with.

What is Transparency?? Best Mortgage Rates/Online services/Real Estate Services - (Part 1 of 2)

Jeff Belonger is a highly respected authority on mortgage lending in the United States.  He not only is a good source of information on loan programs, but is an advocate for sensible changes within the industry and providing consumer knowledge.

Transparency in the Real Estate world… what does it truly mean?

 

 

Transparency

How many of you in the last few years kept hearing real estate and mortgage professionals talk about transparency? Before we start, let's define a few types of transparency.

Transparency - as used in the humanities and in a social context more generally, implies openness, communication, and accountability.

The secondary meaning of transparency are - procedures that include open meetings, financial disclosure statements, the freedom of information legislation, budgetary review, audits, etc.

Here is my major frustration about the word transparency. So many loan officers are now telling clients that you need to know what you are being charged, and that is to include the back end. When I say back-end, I am talking about Yield Spread Premium. (YSP) This argument seems to be more from those that just sell, but those who don't educate the consumer. I am seeing this all throughout real estate, even with realtors. In all honesty, who cares what my YSP is if my rate and fees are less than the person selling you YSP, who might be the same or a tad higher.

To me, my opinion, this is smoke and mirrors. I am seeing many sales people turn the word transparency upside down. Putting a totally different spin around it. Sorry people, any loan officer can quote a rate. Any realtor can throw out a price of your home to you. But what about the fundamentals?  How about truth, honesty, openness, and communication?

So what do we do from here?  How does a consumer know the real meaning?  Keep in mind, many relate to transparency when you buy a car. It is now common practice to actually see the invoice, showing how much the dealership bought the car for. Sorry people, cars are built on an assembly line. Shopping for a mortgage or a house, or listing your house, is different for each and every person. Not one is the same.

The real transparency should not be about obtaining the best mortgage rate. Or getting the best or highest price for your home. Or the cheapest home. Yes, we all want the best deal. But what might seem like the best, could be the worst. Just because I tell you that I am an upfront mortgage broker, that I get you the best deals, can this bite you in the arse?  If I don't iinterview you properly, the best mortgage rate might not mean much, if I give you the wrong mortgage program. Please read : What does your professional designation truly mean.

What ever happened to being upfront? Honest? Integrity? Knowledgeable? Things to think about....

 

 

 

Summary - So how do we get around this issue, trying to get around being an educated consumer? Some ideas....

  • We can research online, on the internet. But be careful, just because it sounds good, doesn't mean that it is or that it's true.
  • Get referrals from friends, family, or related professionals. But again, be careful, not all seem to be out for your best interest or know what they are doing. Just because the referral comes from someone that you trust.

 

 

Solutions?

  • How about going back to the person that you had a good experience with before?  What happened to loyalty? If you truly trusted that person and felt really comfortable with them, why do you listen to others making new and or better promises?  Please, question yourself about this.
  • Interview those that interview you. Interview your loan officer. Interview your realtor. Hey, a good realtor or loan officer should be interviewing you. Why not do the same. I will be talking about this in detail in my part 2 section.

Pima County Bond Program Is BACK! Good Home Loan News For First Time Homebuyers in Tucson & Pima County, Arizona

$ in shopping cart - on saleAre you a first time homebuyer?  Are you looking to purchase a new home or existing home in Tucson or elsewhere in Pima County?  The Pima County Bond Program is b-a-a-c-k!  How does a mortgage at 4.55% interest over 30 years sound?

Thought so - check it out:


Pima County Bond Program has money available for first-time homebuyers. Some features of this program are:

  • 30 Year Fixed Loan at 4.55% *
  • First-time buyers only - cannot have owned a property in the last 3 years (this requirement is waived for qualified veterans)
  • Can be used with FHA, VA or Rural Housing loans
  • New Homes, Existing Homes, Foreclosures & Short Sales Eligible**
  • Maximum income restrictions apply – $69,000 / year for 1-2 person household $79,675 / year for 3+ person household

Combine this with the First Time Homebuyer Tax Credit (up to $8000), and you’ve got some real incentive to get moving towards purchasing your first home!

Home changing hands from buyer to sellerNow this program can be used for single family homes, townhomes, condos or duplexes (sorry, no triplexes or fourplex properties) – which opens up more options to first time homebuyers than there were before. Yes, you can buy foreclosures with this program, and no, unlike the Your Way Home AZ loan program, you aren’t required to buy a foreclosure.

One thing to keep in mind is that while this program does not provide DPA (downpayment assistance), there are DPA programs available in Tucson and Pima County that can be used with the Pima County Bond Program to help first time homebuyers purchase a new home.

**To qualify for the First Time Homebuyer Tax Credit, you must have a fully accepted contract no later than April 30, 2009 and close by June 30, 2009 - short sales may not meet these deadlines
